What Our Clients Can Expect

  • Initial consultation with each new client to discuss goals and expectations.

  • Price setting and tenant acquisition.

  • Sole point of contact for tenants. 

  • Coordinating a list of preferred licensed and insured vendors including but limited to: (electrical, plumbing, HVAC, landscaping, mosquito control, cleaning, and general handy-person services) 

  • Collection of rent, security deposits, cleaning, and pet fees.

  • Maintenance of a trust account in which tenant deposits/fees as well as a predetermined "petty cash” fund shall be deposited. 

  • Distribution of net-rent along with an Owners Statement by the 5th of each month. (An annual statement shall also be provided by January 20 of each year).

  • Facilitating cleaning after each tenant departure.

Vacancy and Renewals:

  • A 1-week (7 day) gap shall be scheduled at the end of each lease to facilitate cleaning, inspection, and maintenance. 

  • A $150 fee is charged to the owner upon each lease renewal.

  • Management Firm will perform on-the-ground inspection of premises following clean utilizing Standard Form 415. If damage is present, the Management Firm will utilize the tenant security deposit (in accordance with North Carolina Tenant Security Deposit Act) and begin remediation. All accounts of damage shall be documented, itemized, and communicated to both the former tenant and the property owner via email.

  • The Management Firm shall not collect a fee for any days the investment property is vacant.

  • Management Firm will perform necessary & recurring "lite" maintenance associated with the home (ex. replace hvac filters, water filters, batteries, etc… with supplies billed to owner).  

  • Any significant maintenance task that requires expenditure beyond the “petty cash” fund shall be communicated to the owner before any action is taken.

Additional Services by Request:

New Property Onboarding and Furnishing

Service Fee = 1 Month’s rent, with all furnishings and home supplies billed to client.

 Includes:

  • Initial consultation with staging specialist covering: Property Motif, Goals, Expectations, and Owner’s budget for furnishings.

  • Management Company is responsible for sourcing and acquiring all furnishings.

  • Management Company responsible for staging all furnishings.
